Place a luxurious floating residence or an exclusive beach bar in the middle of a pristine Dalmatian bay sounds like the perfect business plan. However, being out of reach of land infrastructure poses a serious, often overlooked challenge for investors: how to solve the issue of wastewater in an environmentally sensitive area?
The competent ministries, port authorities and environmental inspectorates are implementing rigorous measures to protect the sea and rivers. Any discharge of wastewater directly into the environment will result in immediate revocation of the concession and high fines. The solution lies in complete technological autonomy – creating a closed cycle with a 100% retention rate.
1. What does true “Off-Grid” at sea mean?
Many investors identify "off-grid" exclusively with solar panels and independence from the electricity grid. However, true autonomy begins and ends with water.
The floating facility must function as a miniature city. This means not only generating its own energy, but also safely storing large quantities of technical (clean) water, and completely isolated collection of so-called “gray water” (from showers and sinks) and “black water” (sanitary facilities). Our platforms are designed as fully closed biological-mechanical systems that guarantee zero rate of liquid discharge into nature.
2. Integration of the tank within the hexagonal hull
Managing this much liquid requires a huge amount of space and clever design. Where to place thousands of liters of water on a floating object without compromising aesthetics and stability?
The answer lies in the design of our hull. By using high (1.2 meters) and robust HDPE hexagonal modules, the hull becomes the ideal storage facility. Dedicated tanks for technical, grey and black water are installed directly in the heart of the platform, below deck level. This placement of the tanks has a key hydrostatic advantage: the massive weight of the liquid lowers the center of gravity of the entire structure, acting as additional ballast that gives the platform exceptional stability in waves.
3. Smart weight distribution and PLC control
During use of the facility (e.g. guests showering or using the restrooms), fluid moves from the clean water tank to the gray and black water tanks. This mass transfer inevitably changes the platform's center of gravity.
To prevent the object from tilting, our systems use active control of liquid ballast via PLC (Programmable Logic Controller). Sensors monitor the liquid levels in all tanks in real time. When the PLC detects an asymmetrical load, the system automatically compensates for the weight by pumping seawater into the ballast chambers, keeping the deck perfectly horizontal.
4. Unloading Logistics: The Role of Landing Craft Work Vessels
How is the closed system emptied without the platform returning to port? The entire process is designed to be invisible and imperceptible to guests, without unpleasant odors.
The platforms are equipped with standardized connections for quick pumping on the deck itself. For commercial clients with multiple facilities, they are the ideal logistics solution purpose-built work vessels (like our 9m HDPE “Landing Craft” boats with wide bow ramp and 3 ton capacity). These work vessels regularly visit the platforms, using powerful pumps to extract black and grey water into their tanks, deliver clean technical water and transport municipal waste to land.
